We charge $25 per adult to run background checks. We have a local rental management company screen our prospective tenants.

When I called to talk to the management company. They told me that they asked these people to move out and they had done 5k worth of damage. Management company said they weren't going to charge me for screen since they didn't have to run any background checks on them.

So my question is.. should I give them back them back their application fee or should we keep it since I submitted their apps to the to the management company. In addition, do you guys normally call or send a letter to reject? If you send a letter could you please provide me an example. --165.201.xxx.xxx

It is up to you if you want to give it back or not. I normally do not call or send letters... if they keep calling me then I tell them that they did not meet our criteria or someone else was selected. --71.198.xxx.xxx

i would insist on seeing credit report.often the mgt company will put bad guys in for the fee.u have to see the credit report,etcpolice or criminal,last 2 landlord etc..a local roomiong house let in a guy who got out of jail recently.he was just arrested again for selling heroin.u have to ck closely. --208.58.x.xx

Some are easier to screen than others. They WERE screened. Sometimes you don't have to complete the process.

If it makes you feel better, call it an application and/or rejection fee. You ought to get paid something for putting up with applicants like that! --141.129.x.xx

"Fee" means you keep it; "deposit" means it's at least potentially refundable...
