The most important thing is - don't give up. It sounds like you have had a struggle, but keep at it.

What is your vacany rate? Do you have one loan or several? Residential or commercial loan(s)?

Bank generally don't want any more property in inventory, so they may be inclined to work with you IF you have a business plan - ie, a plan to get back on track. They may be more inclined to work with a commercial loan than a straight residential loan.
