You will have to determine this by asking the sec8 tenants and the housing office, it is not based on units but on funds from grant money and standards of assistance. I would not recommend sec8 in CA or MI for about 5 years, the system has dried up. --76.241.xxx.xxx

No matter how much surplus Sec-8 there is, you will not want them if your properties are are nice, or you put a lot of your own money into buying them or you put a lot of personal time into rennovating them.

Sec-8 tenants are for LLs who own marginal units in borderline neighborhoods and can't fill them any other way. --140.140.xx.x

Around here Sec. 8 can "afford" more than most non sec.8. The units are nice, in the upper working person brackets, and are out of the affordable range of the average single worker family. Now if there are 2 workers, things are much brighter. --72.9.x.xxx

Just another opinion, which this board is all about, but I have to say that I strongly disagree with the opinion of Lynda [TX}. I have the best units in my area, and I love my section 8 tenants. Done right, section 8 is great. Its money WIRED monthly to the bank. I have the upper end of rents.

These tenants are MOTIVATED to take care of the place (or lose the subsidy), to pay their portion of rent on time (or lose their...), to act in accordance with the rules (or lose...).

In other words, these people have more to lose than anybody by causing me headaches. Moreover, when they move out, section 8 will pay for any damage incurred.

I have not experienced the downside to section 8, but have experienced just the opposite. My section 8 tenants are meticulous. Of course, I screen seriously and am very selective.

Bottom line, my opinion is that you should not be closed minded to this group.

I also have nicer units and screened before showing the bum tenants anything for them to drool over, get the sec8 bible and landlording by leigh robinson from this site, be aware of your other landlords in the section of town you are in and how they do with sec8.

so4ic, I do not know how you get damage money from sec8, they do nothing for sec deposit here in OH, that is all tenant money. --76.241.xxx.xxx

Honestly, Virdon, I never had to get the money. But the section 8 folks in my county told me its available. So maybe they are full of it, and maybe not, but I don't care. It's working for me.

Bum tenants? It's not too cool to unequivacably categorize a class of people like that, even if it does make you feel holier than thou. Entitlement programs help good people and bad, its our job as landlords to judge each case. --24.239.xx.xx

Have to say I mostly agree with SO4IC [PA].

In east Contra Costa County, CA most of my applicants are Sec8. You have to screen rigorously, of course. And make sure they know you mean business when the first pymt is due, and that they can lose their voucher if they don't perform to lease agreement. Sec8 tenants can pick and choose here because there are so many foreclosures that have been picked up by investors. It may take a while to find a good prospective tenant, but getting the rent automatically deposited on the first of the month is worth it. --76.199.xxx.xxx

a lot of s 8 prospects are bums who cause inexperienced LLs lots of trouble.i have a long list of horror stories.experienced LLs who screen very carefully and have a good housing authority can sometimes make a buck.not for me tho.they get a free atty to fight u. and a free appeal.the housing authority tells u what to fix and when to fix it. --208.58.x.xx

You must have a well run/right-minded housing authority! Here the lazy bums just move their 'client' away from you, leaving the LL with all the tenant's filth and repairs. They give the tenant a new clean place to distroy and the cycle goes on. The Sec-8ers in this area KNOW they will never get thrown off Sec-8 so they just do what they please. The way Sec-8 is operated around here it is NOT worth what they pay to deal with THEM, their CLIENTS, and the cost of their distruction.

I started doing Sec-8 in the beginning because I was working with a partner that liked Sec-8. He went on and on about the garanteed rent etc. But his places were not as nice as mine, and he had a bevvy of Hispanic handimen of every sort that could do shoestring repairs for under the table small cash. He spoke fluent Spanish. He also had big brusers that paid people a visit and encouraged them to move on when necessary. This way he minimized expenses and eliminated problem tenants. He didn't understand that the majority of LLs couldn't do all this. I watched him operate but didn't like it. I didn't like paying high handiman prices to have my nice places repaired back to normal. I couldn't smooze with the corrupt Hsg Auth people. I guess its whatever works for you. I will never again do Sec-8. --140.140.xx.x
