Are your units prepared to pass the inspection? HUD rules are a little more strict than basic housing codes, if your area office is easy to work with it can be rewarding, if nobody returns your calls in 2 days, you may want to avoid the voucher program. --76.241.xxx.xxx |

Sec 8 has a host of very stringent rules and regulations for your unit to pass inspection and qualify for the program. If your unit fails just 1 teensy weentsy item, you are off the hook.
Here's a starter list:
1) Don't offer year lease.
2) One room has no storm screens.
3) One outlet cover in the unit is cracked or missing.
4) You have a gas space heater (vented or unvented) sitting inside.
If you do a google search on "section 8 inspection requirements" you'll find a ton more. The name of the game here is that you can easily create a single condition that would fail your units (thus no section 8 allowed) but that will not be a major concern to a 'regular' tenant...and these are all really easy to fix (i.e. install that storm screen that you 'lost' in the hall closet...after the inspection of course). --204.80.xxx.xx |

try to find out if there is a source of income law in your state.we have one in mass which says we may not discriminate on source of income.if u have a source of income law be very careful.dont just reject s8 without good reason.i use mtm and housing wont accept me.if u violate source of income law u can be very seriously fined.try to ge book on your state laws. --208.58.x.xx |

A housing payment is only going to be 1x the rent at best. So if the applicant doesn't make another 2x the rent as income, I still wouldn't take them. --24.21.xx.xxx |
