State Specific Question About: VIRGINIA (VA)

Are their legal problems asking for additional rent when the residents wish to invite another party into sharing the house? The 3BR house was advertised for $xxxx per month and two young navy enlisted personnel signed the lease together. After one month they want a third person to move in and share the rent. Our approach has been that it requires a renegotiation of the lease, higher rent, and a full qualification of the third party. Any precedence out there? Any ideas what to respond when they don't understand why the rent needs to go up? --138.88.xx.xx

Additional wear and tear on the property, and I suppose I would have declined the idea to rent to that many single young men in the house.

Part of my reasoning is shaped by the experience of how they've behaved since moving in (late outdoor parties, lots of guests, moving in someone without speaking with the manager first, parking in the yard, etc). --138.88.xx.xx

This may be for your future use, but be sure it is already in your least that if other roommates are to be added, and additional deposit of "xxx" will be required, the applicant must be fully screened and approved, and the rent will go up by at least "xxx" amount. "Unrelated adults" is what I give as a reason. No one is responsible for the other one, any damages done, the other will blame the other, etc. Give 7 day notice for the late parties i.e. disturbing the peace, breech of lease, etc. --68.17.xxx.xxx

i would certainly screen the new guy like a new applicant.u could add a bit to the rent if its mtm.wear and tear.if its a lease u are tied in till it expires or u could agree with them to tear it up and make out a new lease with a bit more rent.they might not agree. --208.58.x.xx

New credit check, if they pass you add another occupant with addendum and minimum 50bux a month. That is my policy for any trials of stacking residents, this way you do not enter into any attempt to divide security, one unit - one deposit. --76.241.xxx.xxx

Why not just tell them no. The lease stands as it is with only two occupants and no more will be allowed.

If you don't get their partying, parking on the lawn and other problems under control right away you are going to have nothing but trouble and a trashed rental no matter how many you have living there.

When I was in the Navy we rented a house with 5 guys in it. Late night parties, cars parked in the front yard, lots guests, someone moving in without approval...
