State Specific Question About: VIRGINIA (VA)

We conducted a walk through with our tenants last month. Their was alot of damaged done to our home.

I have been driving back and forth to the house for the past 3 weekends repairing the mess they left us. It is roughly a 50 mile round trip.

I was curious to know if I can deduct from their security deposit the mileage it takes me to drive back and forth to do the repairs using the standard mileage rate --71.163.xxx.xxx

I would, and I'd charge them for my time too. I'd even charge them for the time I spent driving. Don't take my word for it though, I've never had to repair damage left by a tenant.

Another thought... how much time, and money in lost rent are you losing by not hiring someone. In the three weeks you've spent messing around with it, you could have hired someone, and had it fixed, cleaned and possibly rented already... and spent your weekends doing what you like to do instead. --66.228.xxx.xxx

I learned that the hard way. The first rental I ever bought, wife and I spent weekends, nights after work to fix it up. It took us two months with us doing it in our spare time. We could have had contractors do it in a week, for not much more extra cost than the $1200 in lost rent.

I know better know. I have much gratitude for others here who showed me the light, and made me realize how stupid I was being with my time. On my newest purchase, I mowed the grass, and I need to go down and weed trim, I'll cleanup a little trash. A contractor, painter, and cleaner are doing the rest --66.228.xxx.xxx

NO and you CAN NOT charge for your time to cure the damages UNLESS you are a licensed contractor.

You should have hired the work to be done and used their deposit for payment.

Why leave a property vacant for a month and loose MORE $$$? Having pros fix and re-renting quickly would have been a much better and LESS COSTLY alternative. --64.12.xxx.xx

You can charge for your labor in some States like CA. No you cannot charge for mileage.

You apply mileage to your taxes as a deduction. Keep a mileage book in your car for Uncle Sam. That is what I do.

No, you can't deduct your milage from the security deposit. However, you can claim the milage on your taxes. Just keep accurate records.

Although Wallace is completly correct in not deducting your time to repair damages, I did get a judge to allow me to do it. I just kept my rates far below what it would cost to hire it out. I regularly charge for my labor. I just keep it dirt cheap. --96.225.xxx.xx
