Would you consider a tenant who has recently gone through bankruptcy? If so, under what conditions? --68.4.xxx.xxx |

Yes. After the bankrupcy has been discharged, along with verifiable income and LL references. --70.189.xx.xxx |

First, find out WHY the bankruptcy occured. Was it too much spending spree on a credit card that finally caught up, or was there a death in the family of the major breadwinner or a job loss and try as they might to make ends meet they slowly slide into debt. I want to know that the person took every reasonable action to be responsible but still couldn't pay the debts before considering to rent to them.
Second, ensure the bankruptcy has been fully settled in court so that your lease doesn't get included on the list of "I don't have to pay this" items.
Finally, insist on double security deposit and probably 1st and last month's rent if legal in your area. This would probably be a tough one for most just filing BK, but you need to protect yourself.

What sid said. WHY did they go bankrupt. Critically important, as is the fact that it must be discharged or you can be added later when they don't pay you either. --64.20.xxx.xx |
