State Specific Question About: VIRGINIA (VA)
I have a roommate that rents a room and he smells like Hell!! This walking sewer wanted to know if he would get his 100.00 deposit back when he leaves this month. I told him no because he has left his body odor on my couch and in the bed and I will have to have this stuff stemed cleaned to get the funk out. He slept in his clothes and hardly did laundry. He stayed on the couch all day watching t.v.. He is retired. He never changed the sheets or made the bed for that matter. What do you guys think? Man I have had some charachters. --70.182.x.xxx |

I think you need to do a better job of selecting a roommate.
I also think that, if he argued it in court, you'd likely have trouble for not giving him back his deposit. He'll show in court all clean and sparkly for the judge -- and the judge will tell you that, unless it was STAINED, then body odor is normal wear and tear.
But, of course, he's unlikely to do anything, so go for it. But, next time, smell your tenants before you sign. :)

Whatever the age, if a parent shows up with the tenant, that tenant will be a bummer in some way.
It's happened to me three times now. This latest one is pretty much OK now because his Mom got him a maid who comes in once a week.
