State Specific Question About: CONNECTICUT (CT)

I sent out an interest check to my tenants in the beginning of Feb. and still it isn't cashed. They did this to me last year and I phoned them about it. They didn't realize that they hadn't cashed it, it must have gotten lost. So I was nice and sent another one which they promptly cashed. Now it has happened again and I'm getting a little perturbed. Do I really need to beg them to cash the checks??? Legally do I need to have proof that I sent the check (other than my checking journal). I just mailed it regular mail. I may be a little paranoid, but I'm thinking they are trying to set me up for when they move out...they can say that I never paid them their interest. What should I do? Call them and send another check or just let it go. --68.9.xxx.xxx

Cheryl - do you send a cover letter with the security deposit interest payments stating that according to the Banking Commissioner, interest must be paid annually?

Simply Interest is paid annually. Perhaps they are looking for compounded interest which would be the case if not sent annually and would be a nicer check.

(I made that mistake with my 5 year tenant and called the banking commissioner and asked about the interest which they compounded for the 5 yr. period - which made for a nice fat interest payment @ 1.5%)

I would keep sending the checks and keep reminding them to cash it. The cancelled check would be the only way to prove they cashed it. Your check journal would not be proof.

When I get a small check, I don't run to the bank to deposit it. Nowadays, with electronic deposits, people don't go to the bank much in person anymore. --70.21.xxx.xxx
