Seems to me..the only reason to charge more rent would be for a very very short term and know rental period..like a temp housing for a home burn out and insurance is paying for the short temp rental... --70.109.xx.xxx

I charge what the market demands regardless of term. I usually go MTM when I am nervous about a tenant in one way or another. If I want to have them for a long term, I try to get a year lease. --64.12.xxx.xx
