State Specific Question About: WASHINGTON (WA)

My tenant did not respond to my 48hr notice for a landlord inspection of unit. I gave a time and asked that they called me if to confirm. Should I still show up at the unit even though they may not be home, which will be two hours wasted of my day? --24.19.xx.xx

Same as Ellie - here it is a 24hr notice, keep plenty of empty forms in your car when you ride past and see extra people moving baggage in you can confront about extra people cost 50bux/month a person after the credit check passes. --99.128.xx.xx

Thanks, in my state RCW 59.18.130 will only allow a landlord to enter the unit when the tenant is not home in the case of an emergency in which case you generally use a 24hr notice when appropriate. From what I read, I can bring a buyer, banker, contractor etc. with a 48hr notice to the unit with out the tenant home. I just cant enter by myself for a routine inspection. --24.19.xx.xx

Kenny: I see nothing in 59.18.130 addressing this. However, in the "Landlord-Tenant Law" pamphlet issued by the WA Attorney General's office (available on-line at www.atg.wa.gov) it says in part "The landlord must give the tenant at least a two-day notice of his intent to enter at reasonable times." and "The law says that tenants shall not unreasonably refuse the landlord access to repair, improve, or service the dwelling."

So what I do is to notify them at least 2 days before hand that I will be entering the unit. Then when the time comes, I knock then enter.

But if you requested permission to enter you turned the control over to them. I'm not sure you can enter if they didn't agree. This is why I learned in the USCG that we tell the boater that we are coming aboard instead of asking permission. What if he says "no"? A terribly awkward situation. If this is the case, send a new notice TELLING them you are coming instead of ASKING them if you can come. --207.200.xxx.xxx

I was informed by a Hud Inspector that I should have in my lease that I would inspect the dwelling on a certain day of the month & between which hours. This would give me the right to enter with or without the tenant being home. So now all my leases say I'll inspect on the second Friday of every month between 10am & 2pm. Thank you all for the info. The law quoted below is still a gray area for me. Unreasonably to me means they can say no, just not to many times. By biggest concern is that I don't want to break the law, second I don't want to get myself injured. I I'll give it a shot ans see what happens.
