Jeff,
I don't know about WI. You guys have some crazy laws.
Locally, I post a hot pink ABANDONED PROPERTY notice on the door which states
"after 24 hours, any remaining items will be considered abandoned and disposed. If this is incorrect, call ____ and leave a message. It will be time stamped."
If questionable, I wait more than 24 hours to reasonable.
Has worked for me. Puts the burden on the tenant to decide, not me.
Take lots of pics, esp of your notice on the door.

You are permitted to move the property to a secure storage area. You must then send a letter to the tenant's last known address stating that they have thirty days to recover their property after payment of the moving fee and per diem storage fees. Yes, you can reasonably charge them for moving the property and charge them, per day, for storage. This is a transaction totally separate from the Security Deposit which cannot be used for this purpose. If the property is not recovered by the tenant, you can sell it. Sale proceeds that exceed the moving and storage fees must be refunded to the tenant or, by law, donated to the state fund for homeless shelters. --72.131.x.xxx |
