Is there something I can do about my tenant who just put up a trampoline in the backyard of the rental property, she could care less if we are liable for any accidents. What can we do to protect ourselves, we told her she had to remove it by Sunday. --207.200.xxx.xx |

If it's a m2m agreement, you terminate the agreement and evict if she doesn't move. If it's a fixed term lease that doesn't ban trampolines, you are SOL. --70.19.xxx.xxx |

I had a tenant put one in the FRONT yead because the back yard sloped downward. I told him he must get rid of it. He told me before any LL would tell him what to do he would move. I gave him his 30 day notice and he did move. --64.12.xxx.xx |

I can't believe people still buy these things for their children. Even with the nets that come around them now, they're still about as safe as a Ford Pinto rear-ended by a semi.
I'd post them a notice telling them the trampoline must go or they must go. I wouldn't give them the choice of renters insurance because what happens if they stop paying the premium and you don't find out about it? What about when the kid falls off and breaks her back and ends up in a wheelchair and the mother decides to sue you because you own the property.

Really it comes down to what your lease says and what type of lease you have. If nothing written in lease that forbids the trampoline and you have year lease you are out of luck. Nothing you can legally do to make them remove it. You can just try to get them out earlier or bite your tongue until the lease ends. If MTM then give 30 day notice of new rule forbidding it and that if they stay they must obey. --24.250.xxx.xxx |

Many commercial LL policies will exclude trampoline liability. If all else fails, use the renter's insurance requirement of your lease (you have one, right?) to force them to get the policy and name you as an additional insured. Many renter's policies won't cover the trampoline either. If they do, get named, if they don't, they can lose they trampoline.

Rental insurance is much harder to get these days. My agent said his (big well known) company is not accept ANY new LLs.
If your ins carrier sees it on their spot inspections, YOU may be cancelled and not be able to re-instate.
One company cancelled 3 of ours because the ins inspector drove past and thought the houses "looked old." We discovered this after 2 years without ins, unknown to us.
