Am new at this and wondering exactly how to run a credit check, etc. I have a completed application but just not sure where to begin to check. I did call current landlord and got a good reference, but how do I begin to check their credit report? Thank you! --64.12.xxx.xxx |

Are you sure you called the current landlord. A lot of applicants like to have a friend pose as their landlord. I will usually pull tax info on their past home. Then find the landlords phone number on my own. I never use the phone number provided by an applicant... --64.12.xxx.xx |

You can click on the yellow box above that says CREDIT CHECKS. Not sure if I am allowed to mention other sites that you can get credit checks/background checks, so I won't....unless I hear that it's okay.
What TxMike was saying is you can go to your county tax accessor's website and look up the true owner of the house your prospective tenant is currently renting/has rented. Get the true name of the owner of the house, do a search online for their phone number and call THEM (this is not necessarily the number given to you on the application. If a person has something to hide, they'll give you the name/number of a friend, not their LL. --71.181.xxx.xxx |

Another strategy for phone number verification is to use the Reverse Lookup option on Anywho.com. Type in the number and Presto...you find who REALLY owns the number.
Once I found the number the prospect listed as belonging to "Wooten Co. Rentals" belonged to Jim (can't remember last name). When I call "Jim" I asked him if he had any property for rent. He said "Huh? Who is this?" Bingo, fake reference.
Credit checks can be done on this website, though you have to sign up and get an onsite inspection of wherever you will be storing the resulting documents. There are other ways, but this one comes highly recommended by several folks on here. --204.80.xxx.xx |

The Credit Checks offered by this site are very good and very cheap, but it takes a while to get set up with them (do it anyway).
In the meantime, you might try calling some Property Managers or Real Estate offices that do property management to see if they can run a check credit for you.
As a last resort, have your tenant order a credit report and send it to you - preferably in your presence (an excuse to buy that laptop cellular internet card!). Caveat: A computer-savy person can change anything digital, so beware if they order it from home and send it.

It takes a little time but it's just so easy to do the credit checks on this site. Charge the applicant for the credit check you know. There will be someone to come to see if you are truly who you say you are and if your tenant information is secure. Once you start the ball rolling it goes fast and in no time you will be able to check any time. --159.251.x.xx |
