Can I keep the rental deposit if after 2 weeks the proposed renter calls and cancels verbal agreement? there has never been anything signed-no lease. --66.141.xxx.xx

Without a signed agreement, I would expect you would need to return it.

Message: I have the person sign a form that it is a non-refundable holding fee. However, when the lease is signed, it is applied to the security deposit. On the other hand, if the applicant backs out later, I can keep the fee.

We are very heavily monitored by the police and I would never dream of shafting an applicant in this way unless conditions for such were clearly outlined in writing and initialed. That would be stealing here unless the wording contained "non-refundable". --4.153.xxx.xxx

I just got a mail from my dad that the check has been sent to your place through UPS courier service and it will be delivered today(this is the tracking # for the payment.... it was sent by Dad'sPA.when i got to tell him you received the check since last week,I got to know that there was a misinterpretation while sending the money..According to all I explained to him,he was supposed to have sent you a payment for the place out of the money he was supposed to send for the room, the car I will need in school.But instead,he sent all at once ($4250).It was a terrible mistake.He claimed that he thought I said he should send you the whole money for car and the rent.But I know I very well told him to send just the amount for the rent,but I guess he didn't get it straight, cuz he told me he thought you were the one renting the place and selling the car at same time. I have tired to tell him to void the check and send two separate check for you and for the car dealer but he told me that he and his PA are already out of the country and that he cannot do anything at the moment unless when he gets back in June .Please I do really need your help in this to secure the car and the place at the same time .I am really so sorry about this mess he made and the car seller is getting really impatient at the moment.But please that should not disturb my renting your place,the deal is on and we will get through it. Now that you have the check with you,i will like you to take it to the bank and have it cashed,then remove the rental payment and help me secure the place for me until i come over...then I will want you to help me send the car payment to car dealer so that he will help me secure the car a until I come...I will be waiting for your soonest reply and i will give you further information ok. Thanks
