State Specific Question About: GEORGIA (GA)

I Have a water heater installed in 2003 that went out. How long are hot water heaters supposed to last nowadays. This is a duplex so the hot water heater on the other side was installed at the same time and the plumber suggested replacing both at the same time. thx all. --68.223.xxx.xx

6 years is on the low end but LOTS of factors can come into play (like water condition) especially if the heater was a cheap one to begin with.

I had one installed in 1994 that went out a few weeks ago. I initially couldn't find the receipt. At someone heres suggestion (I am so sorry, I forgot who it was) I called the manufacturer. They gave me a brand new water heater at no charge. I suggest you call the manufacturer. Worst thing they can say is "sorry". --96.248.xxx.xxx

Direct fired hot water tanks are made of steel with a glass lining. There is a consumable anode rod in the direct fired hot water tank. Once the consumable anode is consumed the hot water will start to rust right through. It is not uncommon for a direct fired hot water tank to last five years. A demand hot water heaters or indirect hot water tank will have a longer life along with being more efficient. Most direct fired hot water tanks are cheap but will not last as long or be efficent. --209.226.xxx.xxx

I guess I'm lucky. Water heaters seem to last much longer around here. I've never had one go out in less than 10 years, and 20-30 years is not uncommon.

I would not replace a working water heater just because of age. Get a leak alarm and place it in the pan of the water heater. When it goes off, it's time to replace. --141.129.x.xx

Ask for aluminum anode, cheaper now than heavy zinc ones, make sure it can loosen before you buy a new one - use heat and let it cool before turning and rounding the hex, add bonding to hot-cold-gas-electrical electrode ground line - this will give you long life. --99.161.xxx.xx
