State Specific Question About: CONNECTICUT (CT)

A two year lease will terminate June 30th at midnight.

The tenant has given me a letter of intent to move. Now she may want to stay an additional month, till Aug. first because her new job in Saudi Arabia will start. She is behind in the rent, so I want her to leave when the lease terminates .She also has the house and basement filled with her things.

She's been trying to make up the rent, but I'm not sure whether she can, before she moves to Saudi Arabia Aug. 1st. I don't want to compound the problem by promising or extending the lease. She refused to sign my notice of termination that I left her, which thinking about it I should have just sent it certified registered mail, signature request. I now have the strong feeling she won't even go to the post office to sign for the letter. How do I give her the 60 day advance notice? Do I need to have an attorney try and send the letter? --69.37.xxx.xxx

If she fails to vacate on June 30, it probably will take at least 30 days or more for you to carry out eviction procedures...so it sorta sounds like a either way, she will stay until Aug 1....

With that said, use the tenant's desires to your advantage...along offer to give them what they want...with certain conditions that you make in order for you to agree...one of the conditions would be for her to pay all money due rght away, like within 5-7 days from today, and keep all other rent/etc. up to date until the time they vacate or else the deal you are offering is off...

Also remind her that if you have to resort to eviction or other court proceedings, it will go on their record and haunt them for many years... --71.168.xx.xxx
