Hanta Virus (from an infected mouse urine and droppings) was got from living in a rental house and sadly that person died. My question is, is the landlord responsible for this death? This is a question I think every landlord should be aware of. --63.174.xx.xx |

That is tragic.
Unfortunately, the tenant could have gotten infected at a variety of places (work, friends, family, walking outside, etc).
Other than that issue, the questions would be: did the LL know there were mice in the building? Did s/he make reasonable efforts to get rid of them? Did the tenants fulfill their legal responsibility by maintaining a clean and uncluttered unit?

The LL is responsible if his action or inaction resulted in the death. That is a hard thing to prove unless there is a mouse infestation that the LL ignored. --192.234.xxx.xxx |

2) Were you negligent in your duties as a landlord?

I've heard of that as a SW U.S. problem. The urine dries up usually in a shed or outbuilding and the victim sweeps and breathes in the dust.
Unless there is a huge rodent problem and the landlord was asked to clean it up and did not, then I don't think the landlord can be blamed. Stuff happens. --76.99.xxx.xx |
