My question when this happens is...can the person that wants to stay afford to pay by themselves. If they can, I sign a new lease with them only so there is no question later who is liable for the WHOLE rent. --216.27.xx.xxx

If the person that is staying qualifies on their own you can add an addendum removing the other person from the lease. You can also sing a new lease if you want. The security deposit is up to them to work out. You can also follow Wallace's advice and not do anything. --209.68.xxx.xxx
