State Specific Question About: COLORADO (CO)
What is the best way to find an attorney to initiate a lawsuit against a tenant that broke the lease, abandoned the property and caused damage? I have a signed lease know current location of previous tenant. Jurisdiction would be Jefferson County and/or city of Lakewood, CO. I estimate the claim to be in excess of $10,000. There is a clause in the lease that allows the costs and fees to be reimbursed by prevailing party. --68.164.xxx.xxx |

There is a clause in the lease that allows the costs and fees to be collect, along with court cost incurred.
This does not always mean I get to collect it.
I suspect you need to discover if the tenant has the financial means to pay if you win, so you can collect...
Most Attorneys collect fees in advance, now mine is my best friend, but he is still there to make a buck....

$10,000 is a LOT of money.
Reading between the lines and playing devils advocate... I'll assume a large part of that is unpaid rent during the balance of their lease term... I'd suggest you evaluate. You have the obligation to diligently attempt to re-rent the MINUTE you regain possession... I suspect this didn't (fully) occur.
The other factor is how much of the cleaning or repair work you did will be interpreted as being beyond "normal wear and tear".
So tell us true... how much of the above applies and how much lower does that make your claim?
Court: Take the balance to small claims court, save yourself the atty fee, and wait/pray for your judgment to actually produce some cash.
