Colorado requires an RE license to handle the money component of property management. If you handle money for rent or deposits you need a license and escrow accounts. People get around the license requirements by having the owners handle money. The best route is to get a license. The new RE Division director is aggressively going after folks to protect the public. So it is not a good time to be on the shadow side of the law.

ms requiers that you be a RE broker in order to handle money for rent/deposits...HOWEVER, this was challenged in court a couple of weeks ago. the judge told the broker that his court was above real estate law and that only the owner or their attorney could represent them, and then he made them leave..... --74.240.x.xx
