whatever your lease may oblige the tenant to and whatever they may happily oblige themselves to do when signing the lease... when the S. hits the fan or the S. hits the ground the responsibility for the work will remain with the property owner.

FYI, the law here (I forget if its state or Boston), is that for single families, the tenant can be made solely responsible for all.

For any other tenancy, its basically like Tim and Jack said. The tenant can be made responsible for walks and stairs leading to doors that are their sole use. The LL does all the common use (like the sidewalk).

E.g. If its a two family with one walkway and staircase leading to both units' doors, legally, the LL has to clear the walk and stairs (plus the sidewalk in the front of the house).

But if the two family has separate entrances for each unit each with separate walkways - the tenant can be made responsible to do it.

If the tenants are to be responsible for any of it, put it in writing with them --67.150.xx.xxx
