State Specific Question About: NORTH CAROLINA (NC)

Hello again and thanks for your helpful info. One more question/advise. Tenant wants to give a 2,000 non refundable deposit on the lease to option lease. I am not giving any credits towards monthly rent payments.On the residential agreement lease should I get a refundable security deposit.The rent is 1900 per month .Tenant really seems honest about purchasing the Home,he wants to install a fence in the yard at his expence.Which would cost three to four thousand dollars or more.
