State Specific Question About: KENTUCKY (KY)

Before I file a legal eviction notice from my attorney for a non-paying tenant. Is there an eviction warning or notice form that I can serve the tenant? I am tired of paying $300 to an attorney and then additional fees to a sheriff to physically evict. Especially galling is the long time period it seems to take to finally get a tenant evicted. --74.167.xxx.xxx

did you keep a copy of ALL the documents the atty used in the past?

The big deal is "process" more than law... every state, county and even local districts have varying ways of how they want things done. You need to KNOW what YOUR courts expect and then do that.

Above is a link to state laws. Your answer may be in there. Look for phrases like "pay or quit". Also check with the local court clerks office for information.

If this house is held in a LLC or corporation just use and attorney. If not.

First thing serve a 7 day pay or quit. If not payed within 7 days, go to county court house and file for court date for forcible detainer, usually a week. Judge will give you posessioon date and then you will pay a sherrif to serve the detainer. --74.137.xxx.xxx
