Collect the rent, and count yourself lucky.

Do you pay utilities, if so put him on the lease and raise the rent since he raised the expenses....

I require any additional occupants to go through the same screening process that the original tenants have gone through. I specifically want to know about crinimal behavior, past landlord experiences, judgements, etc. If the boyfriend won't comply, issue a pay or quit to the tenant. Evict if he won't comply. I agree with Gwen (MO)'s post. It is important that you address the situation in writing as soon as possible in order to protect your rights under the terms of your lease agreement. In many states, a landlord my be prevented from enforcing lease terms once lease violations are "overlooked". Be sure you check to see whether the OK laws address this situation. --216.244.x.xxx

Same as Gwen, don't forget to charge the search fee, I would add 50bux for each person - extra wear-n-tear, depends on you, your unit and your lease. Sometimes you get some really nice ones this way to help clean shrubbery, weed flower beds, before you ask to leave consider the re-renting process time. --99.128.xx.xxx

I would absolutley add him to the lease whether or not you up the rent. I don't know the situation with the tenants but generally speaking would ask something in return. Some of them will test you and will take advantage of you. --198.169.xxx.xxx
