State Specific Question About: INDIANA (IN)

We have tenants who refuse to pay rent this month because they are moving in a couple of weeks.

They normally pay on the 11th or 12th in cash.

We recently purchased the property on contract and did not get new leases signed with them. We have considered them month to month because of their threats to move.

We know we will not get the money. We just want them out as soon as possible.

Did your purchase include an accounting of their security deposit? Have they created any new damage to the unit?

Either way... if you KNOW they are actually moving then the simplest thing to do (and they know it too) is to just let it ride.

You'll soon have possession and be able to rent it again. Do so carefully.

That is EXACTLY what our thoughts were...we just heard they are moving things out tonight. They have a miminal security deposit and have caused damage.

But, we know we won't get $ out of them.

Next purchase get the estoppal forms filed out before closing, you will want to photo the damages and the fix-up which makes the move in photos for the next tenant, keep the photos on disk and update with each tenant change, producing before and after photos in court is a handi thing to tip the case in your favor. --76.241.xxx.xxx
