No ONE or even TWO items should be only used to screen tenants. It should be a combination of income verification/stability, verification of previous LL's and their references - at least TWO, debt/income ratio, ability to verify all addresses/time periods, no public records - evictions OR other lawsuits, no criminal records, good SSN verified, no BAD history of any sort including bad checks, etc. Trending of credit is toward good not bad.
And of course the most important thing is that you treat and screen ALL applicants equally based on the criteria you establish. --207.200.xxx.xxx |

i dont pay much attn to the score number but want someone who pays their bills.placed for collection is rejected .slow 60 is rejected.i find if they pay others promptly they pay me promptly.of course u ck other things too as terry states. --208.58.x.xx |

I look more at their work record than credit score, scores are bad for lots of people right now, but if they've had the same job for years that is more impressive to me than other things.
For example, if a person has been with the same company for (just say), 11 years, I assume they are steady and settled. It works for me. --71.87.xxx.xx |
