My contract says they are responsible for lawn care. It also says if they don't keep it up I will have it done and they will be responsible for the bill. It is just another one of the things you have to train them for. Usually a phone call the first time or two gets it done. --64.12.xxx.xxx

I've had decent luck advertising a house for a certain increased rent amount, which includes free lawncare for a year. Then the tenant asks if I'll reduce the rent if they take care of the grass. This has happened on my last two rentals and it worked out nicely. --216.26.xxx.xx

Tenants are responsible for it in my single family houses. However, they usually do a mediocre job at best. I am lucky if they run a mower around the middle of the yard.

If you take the majority of tenants (good tenants included) they really just need a place to live and aren't interested in doing routine maintance other than cleaning the tub and dishes.

I feel lawncare is an area that a LL can actually compete with the competition. I don't feel in competition with anyone here so will say that my area is customary that the tenant does the lawn but I don't follow the norm in this area because of my own personal opinion of how much better I can make the yards look by doing them all at the same time, how much less negative between me in otherwise a good tenant, and although I was deducting it from their deposit it had to be done when they moved, was harder to do when they moved, and advertised "Look there's a poor tenant living here." --74.194.xxx.xxx
