My renters sent me a letter today saying they are moving out at the end of the Feb. (Im wondering if we are going to get rent, since I got the letter and it says rent will follow), but that is besides the point. My dh called them to let them know their lease does not expire until the end of MARCH, not Feb... We got the too bad, I dont care I am not paying you speech.

We said we would attempt to have it rented out by the first of march.

If I can not get it rented out for March. I can keep their deposit and send them a bill for the rest right? Advertising, the remainder of rent, etc?

Any advice, this is my first time having renters ditch early. --72.174.xxx.xxx

So... you got a 30 day notice and were informed the (not yet due) current period rent would be sent shortly.

And in response to this you choose to blow up and try to push the tenant into a corner...

Thats not what happened at all.. They sent the notice and it seemed that they thought their contract was up. They never pay on time anyways, I have to serve pay or quit everymonth. Every month its a different excuse, last month he screamed at me and called me all sorts of names because his wife just had a baby and there were somethings more important then paying rent. The conversation was calm. We asked if we could start showing the house so that we can help them get out of their lease early and which number they want us to call to schedule showings.

He told us, we can do that, but doesnt matter because he isnt paying us for March anyways, because he has too many medical bills. IF they pay this month, I am still going to end up serving a pay or quit before they think about paying rent. --72.174.xxx.xxx
