I have a young couple ( not married), one wants to get out of a 1 (0ne) year lease. They were able to qualify because of both income. Any suggestions on how to handle this? --76.23.xxx.xxx

Is the lease "joint and several"? Can the remaining party get a new roomie? Bottom line is to tell them (each alone or together) to either pay the rent or to move out.

Would not let them off. This is not your problem.

Or a small fee to cover credit check and rewrite lease. If they added a replacement tenant or a Guarantor like a parent. And of course they would have to pass credit check and income. And I would look for this to put me in a stronger position as far as who I could go after if a problem. --72.82.xx.xx

Try to work out an acceptable arrangement. The above are good ideas. The main thing is not to let yourself be left holding the bag. If you properly screened these folks and they are decent people, they will see your dilemma and will try to honor the deal. If not, they will probably just leave you flat and 'tough noogies'. Regardless, there's not much you can do until rent is late. Some people can still pay the rent even if going solo they wouldn't meet your original criteria. Always screen BOTH tenants if they are un-married and living together so you can be sure they would each qualify SEPARATELY if they were no longer shacking-up!

This type of tenant is probably young and as you know, at that age love does not "last long" (in most cases) and they will probably break up during the lease at some point.

You need to make sure the one left at the rental can still pay the rent! --12.31.xxx.xx

Got a call from tenant yesterday who asked if he could break his lease. Told him NO, work it out. He and girlfriend are having problems and he thought that I would feel sorry for them. Wrong. He tried to tell me his sob story and I told him that they had a baby together so that they needed to work it out. --72.9.x.xxx
