how do i go about obtaining a current credit check on my existing tenants? where and how much to obtain this please.

Some owners of apartment buildings roll the dice where credit checks are not done. When one buys a apartment building where the previous owner did not bother with credit checks it going to be difficult. One is going to need a signature of authorization from the tenants for a credit check. The tenants may decide not to fill out the rental application and sign the section for authorization for a credit check. As long as the tenants are paying rent then it is best to leave things the way they are. As soon as one of tenants falls into arrears then evict. As new tenants move into the apartment building then require a completely filled out rental application along a signature for authorization for a credit check. It would be illegal to do a credit check if the tenant did not sign the authorization. --209.226.xxx.xxx |

Estoppal must be done during purchase, then when you know when leases expire you introduce new process, it can get expensive - you will know which tenant/s to keep and which to cut loose. --76.241.xxx.xx |
