I'm wondering if landlords are required to distribute the lead paint disclosure form and pamphlet (titled "Protect Your Family From Lead In Your Home") to all tenants, or just the tenants that are using HUD?

I haven't had any HUD tenants yet, but I've been giving these pamphlets out anyway. I'm hoping to learn I did so needlessly, as they are draining my printer ink.

Thanks!

It is a federal requirement. You are doing the correct thing by handing them out. I buy mine instead of printing them. I think they cost about 50 cents.

There are some limited exceptions to when you have to give them out - e.g. for a house built after 1978. I don't pay much attention to the exceptions since I need to hand them out for all of my properties.

At least we don't have to do it every year, as was the case at one time. --64.12.xxx.xxx

This is something else that I learned on here. I did not use to do it!

Now, I do, & I get mine at the paint store. Sherwin-Williams, in my case.

Don't forget to get the form signed, saying you gave it to them. --71.53.xxx.xxx

It's only required if the house / building was built before 1978. I go to Lowe's, they have them for FREE in the paint department. I grab a couple anytime I go to the paint department (that way I have some on hand anytime I need them). I used to print a copy off I downloaded, but its cheaper, more professional looking, and easier to get it from Lowe's. --166.217.xxx.xx

Even though handing out the materials the first time is a Federal requirement, some indidivual states have additional requirements...

In Maryland, we are required by state EPA to hand out the materials every 2 years...

Check your own state laws... --68.236.xxx.xxx

Is it legal to do a digital copy? I sometimes send them one via e-mail and then have them sign the form stating that they have received it. --70.238.xxx.xx

It's more than just handing them out. You had better get the form initialed and signed. If not, you may be looking at big fines some day. this is the number one form in the entire leasing package that can really get you in financial / legal trouble --70.253.xxx.xxx

I pick up a free handful of them everytime I buy paint at Sherwin-Williams.

I used to buy them from a Realtor before I found out that paint stores give them away. --71.127.xxx.xxx
