State Specific Question About: MISSOURI (MO)

Need info on Pet Agreement, if I need to get a new one since they gave up their older dog (not too old) and choose to keep the puppy after they found the older dog...from being lost for 2 months to be brought back to owner, let him get use to the puppy then to be given up after we told them that they only have one dog on the Pet Agreement. They gave the older dog away and now I need to know if a New Pet Agreement is in order as well...since it's a puppy, should I raise the Security Deposit...getting a one time charge...non-refundable? I am new at this and need to know my rights.

The tenant had an older dog, lost it, bought a new puppy and then found their other dog. Gave the tenant two verbal notice to get rid of one of the dogs...the puppy, and they decided to keep the puppy and not the older dog. What are our rights to this new puppy? We perfer them to keep the original dog that was listed on the Pet Agreement and they decided to get rid of the dog that ran away.

Need this information as soon as possible.

Message: I agree, with Brenda and Brian. Also, I think it's terrible that they would want to give up thier older dog because they purchased a new one. Many of these older pets get left at shelters. Some get adopted but other's do not.

I think you should hold them to the original plan. It surely will be easier for them to place a puppy, then an older dog.

I assume your pet agreement is only for a particular pet, so they can't just transfer it. I have a pet application, and then if approved, a pet agreement. I don't allow puppies. --205.188.116.207

Message: Now that's a good idea about charging them more. but, usually, you should have a pet agreement, and if you decide you want to let them keep both for any reason, do an increase, and dog proof.

Acrylic solid sheets onto the doors. Make the tenant sign an agreement.

If the dogs are larger 60 lbs. plus and you have wood flooring, especially oak and softer woods will get damaged.

As a dog owner of 2 larger breeds, I can vouch for the various pottential for damages, wood trims, carpets, dog clean up in the yard, wood flooring, etc.

I allowed one dog, at my rental one time.

Damages were minimal, but there were some scratches, and they never cleaned up after the dog, and some stains as well on the carpets.

One of the most loyal creatures that will ever grace their undeserving presnce and they can let go so easily for a new dog. How sad is that? I feel equally sorry for the puppy as well. Here is a pet agreement available on line. It deals with some of the issues you raise. I used it for guidance when I wrote my own pet agreement.

PET AGREEMENT

This agreement is attached to and is part of the Rental Agreement dated _______________ between ______________________________________, (the owner), and _____________________________________________________, (the tenants)

. It becomes effective on ___________ (date).

Tenants desire to keep the following described pet

Type: ___________________________________

Breed: ___________________________________

Name: ___________________________________

Weight: ___________________________________

in the dwelling they occupy under the Rental Agreement referred to above. Because this agreement specifically prohibits keeping pets without the Owners' permission, Tenants agree to the following terms and conditions in exchange for their permission:

1) Tenants agree that they are solely responsible for the maintenance of the above described pet, and agree to keep their pet under control at all times.

2) Tenants agree to keep their pet restrained, but not tethered, when it is outside their dwelling.

3) Tenants agree to adhere to local ordinances, including leash and licensing requirements.

4) Tenants agree not to leave their pet unattended for unreasonable periods.

5) Tenants agree to clean up after their pet and to dispose of their pet's waste properly and quickly.

6) Tenants agree not to leave food or water for their pet or any other animal outside their dwelling where it may attract other animals.

7) Tenants agree to keep their pet from being unnecessarily noisy or aggressive and causing any annoyance or discomfort to others and will remedy immediately any complaints made through the Owners or Manager.

8) Tenants agree to provide their pet with an identification tag that the pet will wear at all times while on the premises.

9) Tenants agree not to breed or allow the pet to reproduce, but if this should occur, the pet’s offspring will be placed within eight weeks of birth.

10) Tenants agree to immediately pay for any damage, loss, or expense caused by their pet, and in addition, they will add $ ____________ to their security/cleaning deposit, which may be used for cleaning, repairs or delinquent rent when Tenants vacate. This added deposit, or what remains of it when pet damages have been assessed, will be returned to Tenants within ___________ days after they have proved that they no longer keep this pet.

11) Tenants agree to pay for pest infestation services resulting from pets allowed in the property by tenant after termination of occupancy

12) Tenants agree that this Agreement applies only to the specific pet described above and that no other pet may be substituted. Tenants agree to furnish the Owners with a picture of their pet prior to occupancy.

13) Tenants agree that the Owners reserve the right to revoke permission to keep the pet should the Tenants break this agreement. Tenants will be given 3 days to remove the pet from the premises.

14) Any animals on the property not registered under this Rental Agreement will be presumed to be strays and will be disposed of according to law, at the option of the Landlord.

Carolyn's agreement is very good.

Maybe clarify a couple things depending on the situation. E.g #4,clarify unattended or long periods of time ("cannot be left outside without the supervision of a responsible adult") or #3 ("waste properly (pick it up with a plastic bag, tie the bag and put it in the garbage barrels) and immediately).

I agree with Ally, I would have kept both of them. Its hard to find a rental with two dogs, but doable (speaking as one who did). --66.19.xxx.xxx
