State Specific Question About: CONNECTICUT (CT)

I posted a little about this situation prior. I had a prospect call to see my rental. He was very pushy, stated he was 62, and wanted to see the apt. When I did a phone screen the guy was super pushy, talked over me,didn't answer questions, and said he only does 2 yr. leases, etc. PLuse in CT, if you are in that age group, the deposit is one month's less.

Due to the weather I was not able to show him last week. I recieved another email today, I tried to contact him, no answer, so I sent email. No response.

I checked the judicial system and this guy has a very messy divorce that is not final. The rental is supposed to be for him and his girlfriend. There were also court ordered payments.

The whole situation is giving me a bad vibe, as if this guy has something else to hide.

He has been living someplace in the area currently with the girlfriend and wants to move again. I didn't see any cases but there was one, with a similar name for eviction.

I have not heard back from him yet (as to my last email). Any thoughts on this. I thought I would show him. Perhaps he is better in person. But, I sense there's something weird with this.

Any thoughts?

Thanks everyone for the input. I just didn't want him to run off an report me to Fair Housing, so saying I discrcimiated.

Hopefully, he finds a place. I believe he has till March. That was the one question he answered for me in the prescreen.

Good thing the court system is free. And, I have a feeling that other case with the similar name (eviction) was possibly him.

My guess is he wants a love nest set up.But, as long as he has that divorce going on, I have a feeling he's responsible for some of the financial liability with his ex. Not a good thing.

So, techinically, he's still married as there was no decree. Then court ordered payments is a bit of a red flag..

The guy is a doc. but that means nothing. When I had another doc. years ago. Was the worst tenant ever and never paid for 6 mos.

You can't blame him for wanting a love nest.... :)

Anyway, I would reject him. Pushy people like this end up way worse once you let them in.

I would ignore him, and not show the apartment to him. If he asks why, say that he did not meet your qualifications. If he pushes, you can say that "he only does 2 yr. leases" does not work for you.

That's a good idea RR. I will just not be available.The weather is really cold here and we are expecting another snow storm.

My guess is he's out today looking at other places. Hopefully, he finds something else today. It's also a holiday weekend. I told him I am taking off for the rest of the weekend. Gave him till noon to call. Still nothing on email and no call either.

The two year lease would have done it for me. I only do 1 year leases so he would have bowed out himself. Also his income has to be 3 times the rent amount. Being a doc I'm sure it is.

However, you can't discriminate regarding his personal life if he wants to set up a love nest. Just make sure you have written criteria of YOUR RULES like required credit checks on all applicants. Also he has to call you 30 minutes prior to scheduled showing to confirm the meeting. No call. No Show. --68.229.xx.xxx

In situations like this refer to Aldo's two rules of LLing.

1. The LL is in charge

2. The tenant is not.

I am not even sure if a 2 year lease is legal in CT. I know there's some things you can't do. My attorney offered to write my next lease free of charge. My last lease was written by an atty. and I added in some extra's I found on this site and additional info, plus a house rules list.

One tip on this site that I will use going forward is to do the checklist, upon move in and the lease review.

This can avoid a lot of misunderstandings.

Last tenant didn't change utilities properly, left a huge bag of shrimp under the deck, in August, and didn't clean the place properly. Although it was in decent shape when he left, there were some misc. clean up issues.

No one's moving in here until they provide a valid renter's policy and completes the move in items before hand.

And, before I even set up the lease, I do the complete court, credit and background check. --64.12.xxx.xxx
