State Specific Question About: MISSOURI (MO)

The tenant had an older dog, lost it, bought a new puppy and then found their other dog. Gave the tenant two verbal notice to get rid of one of the dogs...the puppy, and they decided to keep the puppy and not the older dog. What are our rights to this new puppy? We perfer them to keep the original dog that was listed on the Pet Agreement and they decided to get rid of the dog that ran away.

Need this information as soon as possible.

Thank you.

My lease does NOT alow a dog under one year of age. If the agreement only has the old dog then the new dog must go stick to the lease. --205.188.xxx.xxx

Cure or quit, if it is specified on the pet agreement that the older dog is the one that is there. If they have a dog that is not on the agreement then they are in violation of the lease. --167.6.xxx.xx

I agree, with Brenda and Brian. Also, I think it's terrible that they would want to give up thier older dog because they purchased a new one. Many of these older pets get left at shelters. Some get adopted but other's do not.

I think you should hold them to the original plan. It surely will be easier for them to place a puppy, then an older dog.

Good luck. --65.91.xxx.xxx

I think they are cruel, to get rid of their dog after just finding him, after he ran away.

Why is it every applicant I ask if they have pets, reply they either have a puppy or a kitten? Unbelievable! --205.188.xxx.xxx

Puppies can do a lot of damage. I either would make them get rid of it or charge a very large pet deposit.

I assume your pet agreement is only for a particular pet, so they can't just transfer it. I have a pet application, and then if approved, a pet agreement. I don't allow puppies. --205.188.xxx.xxx

Now that's a good idea about charging them more. but, usually, you should have a pet agreement, and if you decide you want to let them keep both for any reason, do an increase, and dog proof.

Acrylic solid sheets onto the doors. Make the tenant sign an agreement.

If the dogs are larger 60 lbs. plus and you have wood flooring, especially oak and softer woods will get damaged.

As a dog owner of 2 larger breeds, I can vouch for the various pottential for damages, wood trims, carpets, dog clean up in the yard, wood flooring, etc.

I allowed one dog, at my rental one time.

Damages were minimal, but there were some scratches, and they never cleaned up after the dog, and some stains as well on the carpets.

Good luck.

Poor dogs. It gets me angry that someone would just get rid of the "old dog" for a "new dog". One of the most loyal creatures that will ever grace their undeserving presnce and they can let go so easily for a new dog. How sad is that? I feel equally sorry for the puppy as well. And I also feel sorry for your having to deal with them. --96.225.xxx.xx
