State Specific Question About: MAINE (ME)

I have a tenant who has been renting from me since August 2008 with a one year lease. On his rental application, he stated that he had no felony convictions. This week I find out he is a convicted car thief, and he has been convicted of robbery and other felonies. He does not work at all. I do not want him in my building because I fear for my safety and the safety of my other tenants. What are my options? He is married and his wife is also on the lease. It's his wife who supports him. --74.69.xxx.xx

Okay, let's take this one step at a time. You say he's been there since August. Has he done anything up to this point that was a violation of the rental agreement? Does He pay on time? Has he done anything that had or is having a negative impact on other residents or on your property? By the way, what was the reason that all of a sudden this week you discovered his history? --205.188.xxx.xx

you believed him on the application? Trust but always verify. Does your lease have a crime free section where you define unacceptable behavior? Discuss with your lawyer to see what grounds you may have for unlawful detainer --70.253.xxx.xxx

This is like removing a hornets nest from the porch.

If you try to touch it the hornets will come out and sting you.

This is obviously a sick person to do those sorts of things and he could retaliate if you try to do anything about his tenancy at all.

Do you live in the building? How many apartments. I'm afraid you might have to wait until just before August to tell them that you will not be renewing the lease.

It's possible the crimes were done when he was much younger and he's probably not working because employers check that kind of thing very carefully and don't hire.

Don't talk about him to the other tenants either. Bad situation. I don't think you can do anything about this except not renew the lease and come up with a good excuse like a family member wants the apartment.

Can you find a family member to take over the apartment in August? --76.99.xxx.xx

In God we trust but everyone else over 18 has to have a credit check done to qualify, this would be a case of I am sorry but we cannot accept any theft or federal charges in our properties, good luck with your search. --99.160.xx.xx

I see that you put your full name and State so now your other tenants will soon discover this info and the fact that YOU fear for your safety and theirs as well. Not a wise move. --68.229.xx.xxx

check "criminal" before they move in.i would let sleeping dogs lie if they pay promptly.as suggested above.if he gets convicted of a felony while your tenant i would tell him its time to move. --208.58.x.xx
