State Specific Question About: OKLAHOMA (OK)

I have 4 properties and I am going to start routine maintenance checks every 3 months. I may be crazy, but it seems as if the tenants don't want to take care of the homes. If I start checking on them every 3 months and going through with a checklist of what is needing replaced or fixed, where do I draw the line of what they must pay for verses myself? --147.21.xxx.x

Checking on property is a good idea, just a driveby helps determine how many extra cars indicating extra occupants, you will have to follow the lease, local/state laws and your gut when you do the rest. Carpets last about 5-7 years wear-n-tear, paint is always damaged on moveout so dont waste time looking there until the empty unit checkout list, damaged window screens, doors, windows themselves are things the tenant has control and custody of including controlling guests behavior. Most LL go in with a heating contractor to check CO content, general flow that shows care for the tenants well being and possibly changing the filter on the furnace or A/C unit in the springtime. --76.241.xxx.xx
