State Specific Question About: GEORGIA (GA)

how to deal with a tenant bring a lare dog to the single family unfenced rental home with a "NO PET LEASE."

Excellent tenants and never late with rent since 12/2005 to present. Do I have to rewrite the lease if I want to let her keep the dog? How much deposit is too much??

I charge a one time non-refundable pet deposit of $150 per pet. I have heard of others increasing the rent by $25 per month. Hope that helps. --24.74.xx.xx

PET AGREEMENT

This agreement, dated ,is attached to and forms a part of the

“Residential Lease-Rental Agreement” dated between

Management and Resident for

The residential unit located at

Resident desires to keep a pet named and described as

A in the dwelling Tenant occupies under the Lease

Agreement referred to above, and because this agreement specifically prohibits keeping

Pets without Management’s permission, Resident agrees to:

1. Keep the pet under control at all times.

2. Keep the pet restrained, but not tethered, when it is outside residents dwelling.

3. Not leave the pet unattended for any unreasonable periods.

4. Dispose of the pet’s droppings properly and quickly

5. Not leave food or water for the pet or any other animal outside the dwelling.

6. Keep pet from causing any annoyance or discomfort to other and will remedy immediately any complaints made through Management.

7. Get rid of the pet’s offspring within eight weeks of birth.

8. Pay immediately for any damage, loss, or expense caused by the pet, and in addition, Resident will add $ to Resident’s security/cleaning deposit, and of which may be used for cleaning, repairs, or delinquent rent when Resident vacates. This added deposit, or what remains of it when pet damages have been assessed, will be returned to Resident within days after resident proves this pet is no longer kept on the premises.

9. Management reserves the right to revoke permission to keep the pet should resident break this agreement.

I increased my rent by $25 per pet, and got an additional $250 for two cats.

My experience was good, as the cats were spayed/neutered.

If your tenants stay longer than one year or more do the 25.00 per month as I do (if you alow the pet) as 150.00 is a one time deal and after 1 year it will be 25.00 x 12 = $300.00 and more after that. However I would not be happy with a tenant if I have a no pet clause. --64.12.xxx.xx

Yes, do the Pet Agreement that Joe from GA has put up here. There are so many fine dogs that have lost their homes due to foreclosures. If the people have paid their rent on time,responsibly, you should not have a problem with the dog. --76.99.xxx.xx

Why would you want to allow her to keep the dog when your lease specifically prohibits pets.

How old is the dog? Pups can do a lot of damage. Large dog with no fenced yard? What happens when the large dog gets out of the door and runs to the neighbor's yard and kills their cat or worse.

What exactly do you know about the dog? How well is it trained? What is the breed? Did the tenants even mention they wanted a large dog?

Your lease says one thing and you want to do another to keep the tenant. When the tenants do decide to leave just what do you think your place will look like with one large dog inside all day while they are at work?
