Heat is paid by me in my 8-plex. Any recommediations about wording in a lease about keeping windows closed? Can I go in to close a window if I find an open one?

You put another t-stat someplace where it can not be tampered with and do nothing with the one that used to be connected so they will wear the paint off trying to turn it up-n-down making the heat come on, the windows will be closed automatically. --99.160.xx.xxx

If I were paying the heat.........I'd let myself in and close the window and leave them a note.

You might want to figure out why it was that hot in that unit.

Tenants are really a different animal. Perhaps they had their stove on and they got too hot, but normally, tenants can withstand 90 degrees without breaking a sweat. See why the window was open. Trust me.........opening a window to cool things down is no sweat for a tenant when the heat is paid by the landlord. It's a long-haul to figure out how to correct the problem on a multi-unit. --212.117.xxx.xxx

In Maui, I stayed at a resort once that had a sliding glass door. When the door was open, it triggered a switch that turned off the AC. That created incentive to either use AC or open the windows but I couldn't do both.

I'd have a window mounted switch of some sort tied to the thermostat. --66.137.xxx.xxx

My tenants that live in my utilities-included apartments like to run around in tank-tops and shorts in the wintertime. I've seen them go to the mailbox in that atire. Come summer..........they will have sweats on and want to know why the A/C isn't working so well. They are really..... touched-by-the-Sprit in my thinking. It's really bad that the landlord has to baby-sit these adults so they don't abuse our utilities. There are a lot of nut-cases out there and they are invading. If the boiler is using the old fashion dail type indoor outdoor boiler control then the heat will turn up when the windows are open. First one needs to change the boiler control to a electronic type where the temperature will be more precise. Installing locking non-electric radiator thermostatic valves will decrease the overall hot water temperature where the tenants will not be able to leave windows open without the temperature dropping in the suites. This year dropped the temperature in the apartment building from 22C to 21C along with adding more insulation in the boiler area and basement area. Noticed the tenants were not openning the windows for very long as the temperature dropped in the suites. Slowly changing the adjustable non-electric radiator valves to limiting ones where the heat is more restricted. In the apartment building using a tekmar electronic boiler control for the boilers and indirect hot water tank. In the suites using Danfoss and Honeywell Braukman non-electric thermostatic radiator valves. The high efficiency gas boilers also have temperature limits where as the outside temperature increases then boiler temperature decreases. There is sensor on the outside which connects to each boiler electronic control. The other option is installing wall mounted gas boilers in the suites then separating out the heat for each tenant where the tenant will pay and control the heat. --216.209.xxx.xx

I had a big fat load doing this because she smoked and the tenant upstairs was complaining about the smoke filtering upstairs.

This was one of those November tenants that you take because you are desperate and her credit was OK.

I spoke to her about it and sent her a notice that she is in violation of the lease. I'm sure you can find some wording on your lease to cover it.

I told her that if I saw that again I would increase her rent on the spot. It was a month to month lease and there's the beauty of a m to m lease right there!

You can tell your longer lease term tenant that his/her rent will be going up next year since they are wasting energy and then just keep after them and take pictures etc. in case you want to get them out. --76.99.xxx.xx

Can the windows have alarm sensors installed? When one window is open it will stop the heat.

Then again tenants probably know their way around alarms better than the technicians.

I remember living in a heat paid apartment in Fargo when I went to college. The place had water/steam radiator heat. We had no control over the thermostat and it was always roasting hot. Naturally we opened the windows.

Could your place be over heated?
