Jeffery(VA) touched on this subject in a posting on the 23rd and not much was said... That some LL's are charging a non-refundable fee on move in ($150-250 range). Are anybody doing this that post on this board?

I guess my questions are:

does the LL just not "deduct" for not doing general cleaning?

Only goes after the tenant for major damage (holes in walls, windows broken, etc)?.

In some aspects, I like the idea. I have done reduced SD to attract good renters and had good outcomes. When I had major damage, the normal SD amount didn't cover it anyways... still would need to go to court.

The idea of shifting what would otherwise be SD money to rent or fees or whatever else you want to call it is in my view little more than "pocket games". Either the tenant has enough cash to move in (and stay) or they don't.

If you can do the above and get MORE for a unit then hey... go for it! --96.244.xx.xxx

Watch your state laws closely.

Some states, in their landlord/tenant laws say that ANY money other than the rent is considered "security deposit" no matter what you call it, and some even limit that.
