State Specific Question About: NEW HAMPSHIRE (NH)

The power went out last week on Thusday night due to an ice storm. This afternoon the power was finally restored. We went to the apartments to make sure all was okay and one of the tenants had left their stove on with something on the burner! The stove and cabinet above teh stove were on fire. We were able to get the fire out but now what?

Do I call my insurance company? I'd be willing to bet the tenant never got their insurance. --70.19.xxx.xxx

Before I'd call MY insurance guy I'd want to know the cost of the work needed.

A stove and a cabinet (even with labor) are well below my deductable. How about yours?

Your cabinets, your insurance.

Tenants belongings inside the cabinets, tenant's insurance.

If you didn't call the fire department out, I'd do it. Then ask what it looks like the cause of the fire was. When they point out the blatantly obvious (there was a pot on the stove, stove left on, contents of pot started on fire), get a report to that effect. You may be able to go after the tenant for the deductible.

Your story sounds fishy. I can think of very few things that when left on the stove, no matter how long... would erupt into flame. And I am an expert at burning things on the stove. (However, I can think of lots of smoke damage.) --67.52.xxx.xxx

Going thru a kitchen fire right now. How bad is it? Is it just the stove and range or is there smoke damage?If its a $300 stove and $100 hood and nothing else, just replace it and let it go. But charge the tenant for the damage. I called my insurance company, we had just too much damage. Thats what they are for. Tenants did not have renters insurance. My insurance company may go after them, thats thier problem. The tenants have to pay me my deductable. If you do decide to call the ins company , call the fire dept first and file a reprt, this has to be done. --74.243.xx.xxx

Not a fishy tale and 3 witnesses to the smoke billowing from the apartment when it was opened up.

The power went out a week ago. Fire departemnt is swamped with new snow storm today. We have a tenant that works for the fire departemnt, we'll have him come in I guess.

She must have put something down on what she thought was the counter in the dark. The counter next to the sink is a burnt, bubbled up mess. She probably wasn't thinking clearly when she got the call that her daughter had been in a car accident. --70.19.xxx.xxx

That much damage, should be filed with insurance. Call the fire dept and get them to make a report. Then call your insurance company. If the fire dept is that busy , go ahead and call the insurance company. I know everything probably seems surreal right now, so take time to focus. We had 2 fires in the same weekend over Thanksgiving, and it kinda left me in shell shock.Find out if tenant had renters insurance, if so then they need to be called and it will cover it, as they caused it. However you are probably right about them not having any, then your insurance will cover your proprerty only, not hers. Hang in there. --74.243.xx.xxx

My husband is on his way back home. We'll have to deal with the fire department tomorrow as the roads are getting bad fast.

NO, NO, NO - do not claim it. it is not worth the repair cost to get a mark on your CLUE report. Once you get a Clue Report only expect bad things to happen. Ins. Your insurance will pay you, less the deductible. As part of settling your claim, the insurance company can then sue the tenant to recover the money for the company. But they rarely do. --66.226.xx.xx

I had a tenant cause a fire in bathroom with a candle back in October. I'm just finishing up the repair. Everything in the bathroom needed replaced: sheetrock, vanity, tub, toilet, etc.... Total cost was around $3k and that was hiring it out.

Insurance deductable is 1% of property value, or about $1,500. I did not turn in to the insurance. It is not worth it for the insurance increases you will pay afterward.

Home Insurance is for catasrophic losses.

You need a new countertop $200. Stove $350, Cabinet $500....... Paint to cover the smoke damage? This is not worth turning over to insurance. --76.196.xx.xxx

Take pictures, get estimates for the repairs, if they exceed your deductible you can decide at that point if you want to file a claim. If the damage is close to your deductible (within $1,000.00 over your deductible) I would seriously consider not filing the claim, especially if you have multiple properties.

You could get canceled and or get hit with an "accross the board" rate hike which would make it a bad move financially. All claims are reported to a national data base and when each individual policy renews your claims history is used to "rate" your premium, along with other factors. --24.106.xx.xxx

Unfortunately today's second snow storm has prevented us from getting back to the apartment. I've seen the pictures now and it's a mess. The stove back panel melted, the counter is melted, the upper cabinet is charred, the faucet knobs melted, and the counter material dripped down and scorched the lower cabinet below it. The entire kitchen/living room needs to be paimted and the flooring below where the counter dripped down is ruined (laminate wood like flooring).

I have nothing, no money. I can't afford to just suck it up and repair out of pocket. I just shelled out the last of our liquid cash to pay the roofer for the new roof on the building. There are no funds for me to pay for the damage ourselves. The last few years have been tight, been stiffed on rent from several skipped tenants, had flld damage back in 2006 that I paid for out of pocket.

So sorry to hear of your trouble, Lisa. I am 100% behind you in moral support and will 'positive-think' you on this one. Something will happen to keep this incedent from being that worst scenario that you imagine. It will get better. I too have NO money left after repeated repairs, and an increase in taxes on all properties--all due AT THE SAME TIME.

I do agree with sailmaker! I have $2000 deductable on my insurance and I have NEVER reported anything to my insurance co for fear(valid) that my rates will soar or I will be dropped. Even if you have only a $500 deductable, a replacement cab, a replacement stove(used), a replacement counter piece, and some flooring repair, shd cost you only a little more than the deductable that the ins company WOULDN'T pay you anyway.

Even tho the damage must look really nasty, in the short term it can be covered with newspaper or a cloth or whatever, and the kit can co ntinue to be 'used' as long as you can provide the tenant a replacement stove that works. The rest of tha damage can be repaired slowly over the course of the next couple months. I'm sure SHE is also very upset to realise SHE(for whatever reason) actually initiated the cause of the fire. She shd be more than willing to 'work with you' thu this repair. --140.140.xx.x

Thanks!! I talked to my agent and she said that my deductible is $250.00. I asked about the rate increase that may come from putting in a claim and she said she has never seen anyone's rates double as a result of one claim. The inusrance company is Concord Group Insurance, anyone (NH) have them. --75.144.xxx.xxx
