In Klamath or anywhere else ftm (and excepting any odd rent control like statutes that may apply)... the phrase "charge what the market will bear" is what applies to the Q you posed.

So..

Lease.. your stuck with the rent until it ends or other rents are agree to..

Month to Month MTM.. you can change the rent however you want with just 30 days notice

however allow for the required +3 days if you mail it.. see ORS.. statutes chapter 90 Landlord tenant law..

Also as M/R points out any anomoly for county or cith govet... or Section 8 rules.. if they apply..

Not sure what you economy is like there, but around here, now is not a good time to raise rents. You may end up with empty units during the winter and paying the utilities for them. Of course I see that you are out west so maybe that is not a factor there.

Around here it is a big factor and some landlords are dropping their rents just to get a tenant for the winter (subject to references, of course). I pay all utilities and am having a hard time renting a 2 bedroom and a 3 bedroom unit.

It would be better to wait until spring, in my area and with this economy, but that is up to you, of course.
