State Specific Question About: OKLAHOMA (OK)
Please advise me on proper maintenance issues that can be charged to the tenant. Is it okay to charge them for habitual calls for minor, non-emergency repairs? We already charge them if they set an appointment time and fail to be there when maintenance shows up. What other things can they be legally charged for? Tenants pay for damage caused by their abuse or neglect. The LL pays for everything else.
All maintenance requests are done in writing and then scheduled when it is convenient for you. You don't run over there every time they call. --192.234.xxx.xxx |

And they don't have to be there for the repairs to take place. You give them at least 24 hour notice of when the repairs will be done, then just knock and use your key if no one answers.
I state in my repair work orders "you do not have to be present for repairs/maintenance."
In practice, I like to schedule WHEN POSSIBLE to only enter with the tenant there. If the tenant tells me it is OK to enter without them being there, I do. But there is no legal requirement for me to only enter when they are home. --141.129.x.xx |
