State Specific Question About: OKLAHOMA (OK)

Please advise me on proper maintenance issues that can be charged to the tenant. Is it okay to charge them for habitual calls for minor, non-emergency repairs? We already charge them if they set an appointment time and fail to be there when maintenance shows up. What other things can they be legally charged for? Also, how would you word it in a lease? --66.137.xx.xxx

The issue is HOW that item came to need service. Get it? Was the (whatever) in good working order when they moved in? What changed?

If the tenant caused the (whatever) to break then you have "cause" to get them to pay for it, but if the repair or service is of the "wear and tear" nature you won't.

Habitual calls over petty things and such else are a symptom of a larger problem. The problem may be you if this happens with a lot of your tenants or it may be the nature of your tenant pool in general. Section 8? --206.66.xxx.xxx

I would be very careful about having the tenant responsible for the first $xx of repairs that are not due to their negligence.

What may happen if you were to try that is the tenant would put off calling you about small repairs that could become huge repairs. A small plumbing problem might become a floor replacement, etc. --205.188.xxx.xxx

I've talked 3 residents through GFI operation since T'giving AND that information is already in my resident handbook that they receive with their lease.....you need a better "make ready" list or a "happy clause"...you WANT to take care of the property and NOT jump each time a tenant calls with a repair request.

For some reason, I am getting need new toilet seat e-mails - I suspect guests are coming for Xmas --205.188.xxx.xxx
