Look on the homepage here for the link to state LL/tenant laws. See what WA and your county/city require to be sure... but I'd say that so long as you give them enough (30 days?) notice a certified mail letter would be enough written documentation of the change.

I never have required tenants to sign notice that rent is increasing. I provide written notice at least 30 days in advance. I reference the lease section that says I can do that (yes, its M2M at this point) and lease section that says they need to provide 20 days notice if they decide to vacate instead of taking rent increase. So by 10th of the month I figure it is a done deal (ie. they didn't give notice that they are vacating). Never had anyone challange this - yet. --207.200.xxx.xx |

Debbie, make sure you follow your State's requirements on giving rent increases to the letter!!
in my area, any rent increase must follow strict guidlines, even in the way it is delivered to the tenant.
If the guidlines are followed EXACTLY, the rent increase will be void. (we also have to give a min 90 days notice) --74.12.x.xxx |

Check your lease for details. Is it M2M or longer?
Normally, the tenant does not need to sign.
The way I do it for M2M is to send a letter with at least 30 days notice before the end of the month. So, to raise rent on 1/1/09 I would send a letter before 12/1/08. The 30 days must coincide with a rental period - you can't raise rent in the middle of a month. --216.251.xxx.xxx |

I have our tenants sign EVERYTHING I give them. It doesn't hurt anyone to have things in writing. Verbal agreements mean nothing in court, so all my forms and letters have a space on the bottom for tenant's signatures. I also always give them a copy of whatever they signed. --72.81.xx.xxx |

i would never increase rent in cold weather.no they dont have to sign but they could claim non delivery.hasnt happened to me.maybe increase in warm weather if warranted. --208.58.x.xx |
