State Specific Question About: KANSAS (KS)

I need to place an ad to sell or dispose of Tenants stuff after we had to store it. What does the ad need to say? I then have to send them a copy of the ad to give them a chance to pay up or not before I can get rid of it. I am new to this and not sure how to word ad etc. --69.92.xxx.xx

I've rarely had a tenant leave anything behind that actually had any value; the best of it being little more than flea market items.

I don't know about Ks laws even though I am from Chanute, but here when you store it, you send a letter telling them where it is and give them 30 days to pick it up, then you can have a yard sale. Your state laws might be different

Lets back up a step.

Why aren't they just taking it away themselves (assuming it has any value)?

I'm suspecting that something else is going on.

They were given a pay rent or quit notice and were given ten days even though we only have to give three to get all their stuff out. They got most of it out except for major appliances,some food, clothes and lots of trash. We found out where they moved to and took them all their food & clothes & misc stuff they left but are not going to haul the big stuff, they were given plenty of time to do it themselves & most of it actually works. What difference this makes in my question of how to place the ad baffles me, I am required to place the ad. I just wanted advice from someone else who has had to do the same thing in Kansas on how to word it, I know the laws, I have researched and read and reread the Kansas landlord and tenant laws so please someone help me with that. Sorry for the confusion. ;)

I took the time to look at the Kansas laws and was amazed at what it said. Amazed that it didn't qualify the rule based on value of the goods at least. say la vee.

As to ad text itself it eluded me that writing an ad was the only issue. I'd keep it simple and limit the # of words and # of days printed to the papers minimum and I'd also be vague.

Say "working appliances-cheap" and your phone number rather than list each item.

Thank you, I will and thank goodness it only has to run one day. The law doesn't state how to word it only that I have to mention their names and brief description of stuff and I don't even know for sure if a couple of the appliances even work so I may end up giving those items away or having to haul them off. Should I start off saying "landlord selling/disposing of large appliances belonging to (name's) on (date)" or ? --69.92.xxx.xx
