If you only do MTM leases, you can avoid Section 8 since they require a year lease.
Personally, I have two tenants on section 8, both single mothers with one child and have had no problems. You shouldn't rule them out; in todays economy I feel that it is a safer bet. One of my tenants lost her job a few months ago and now section8 is paying 100% of her rent. If she wasn't on sec 8, I'd probably be in the middle of an eviction right now. --68.9.xxx.xxx |

While I do can refuse and do refuse to rent to Section 8, I can only respond by sharing what I have read on this board about other's over the past 8 years who do rent to Section 8s.
The majority of users on this site will recommend to avoid Section 8s, however, some have had success...so one has to capitalize & learn from those who have done it successfully.
My assessment is that renting to Section 8s is kinda like taking a chance with an applicant that has a very low FICO scores...when you take a chance with either, you are from the get go, facing high risks, so you have to do more research and investigation into the applicant's background. If, in the event you do rent to either, you will also have to closely monitor the new tenant to see if they are following your rules, paying 100% rent on time, as well as to find out just how easy/hard your local housing authority is also cooperating in an acceptable manner. By the way, you should speak to other local LLs in your area to find out just how cooperative and helpfull the local housing authority is with LLs.

In ct you can not discriminate on source of income, therefore you maynot state "no sec 8" I have some sec 8 still, and they work out well. some not. what town? the Housing authority varies a lot depending on which town. --69.118.xx.xx |

we have source of income laws in mass.i rent only to mtm so s8 wont accept me.alternative b is screen prospect very closely-credit,police or criminal,court,last 2 landlords.is the housing agency good or bad?ask around.u could find a decent s8 and a decent HA but be very careful.lots of newbies have got in real trouble .some experienced pros do this successfully here.not for me tho.best wishes. --208.58.x.xx |

In every state in the union, you can tell the truth to the applicants. The best phrase is: "My property is NOT APPROVED for the Section-8!"
Your property has to be INSPECTED AND APPRoVED FIRST, in order to accept Sec-8 tenants. Have you been inspected and approved? NO? Thank God! Then you can honestly say "This property is not approved for Sec-8." Just don't get inspected and approved. No one can FORCE you to join that program. Then you screen, screen ,screen.
Telling a prospective tenant that you are "not approved" can be construed as a refusal. This was told to us, a group taking a propert management course, by a fair housing zealot, I mean, lawyer. She then gleefully told us of the $16000 fine levied against a landlord for daring to limit a persons "right" to live where ever they wanted, for the simple fact that the tenants "source of income" (section 8)didn't meet with the landlords approval. --75.250.xxx.xxx |

I have nothing against their source of income. But they cannot USE that voucher on a property that is not approved for their program. If they think my property failed the inspection and is not up to par--who cares. They just move on to a place for which they can use their coupon. --140.140.xx.x |

Minn John: I disagree. WELFARE is what goes to people WHO DON'T WORK. Most of us LLs work very hard. Therefore, if they happen to get Sec8 money now and then, I don't see that as them accepting welfare.
Sheesh -- there is tons of abuse in Sec8 and other welfare systems. I'm the one saying that all the time, actually. But picking on a LL that takes Sec8 by suggesting that they are "accepting welfare" is a stretch, at best.
