State Specific Question About: NEW MEXICO (NM)
As the economy is in free fall are most landlords raising rents.
My wife says its going to get harder to rent units I say it's time to make money who is right?

That said, check your local market. What are other area LL's doing? Don't price yourself above the market or your wife will be right. Also, don't get too far under the market or you will be losing income. Just be warned that in this case the wife is still right! Hi there farril. Thought I was the only NM visitor at this site.
We are in Southern NM. Our rent rates are staying the same. See no need to drop them at this time. We have a few slow-pays but most are rented. One tenant recently left because they thought they could get a better deal (my SFH 3BR 1BA Adobe $500/mo)Turns out they found a 2BR apt to save money. Don't anticipate trouble re-renting.
Another SFH 2BR 1BA is being re-habbed due to our worst bad-nasty ever. Will rent for $450/mo. (was $425)
We are always on the lookout for more property. Seems to be more available here. We are seeing more owner finance (which is our fav)...I believe there is more opportunity at this time.
Keep on the lookout for the right deals
