State Specific Question About: OREGON (OR)

our rental agreement states no pets without our prior written consent in our mobile home park and tenant snuck a dog in, she already has two cats with pet agreement. I told her you have one animal to many,make a choice the dog or the cats.Wrote a note and said to remove within 10 days please.She has refused to do so,so now gave a 30 day with cause notice,and time is running out-next step??? This is ridiculous what part of no unauthorized pets don't you get. --70.56.xx.xxx

i would go up there with camera and document it.see atty for eviction.i allow 1 fixed cat only.beyond that u are asking for trouble.i think u will have to evict.if its mtm its easier-u just need it for a relative or some such thing.she has a lot of nerve.hope she likes living in her car with all the animals. --208.58.x.xx

I think no choice but to evict. She's proven she can't be trusted and if you let her stay you will face the same situation with her again.

Also, I have found that in my mobile home park, renters are very savvy to what is going on in other rentals. If you allow this situation to continue, expect to have other renters doing the same. --162.39.xxx.xx

Yup, the next step is eviction. If they aren't out by the date, file an FED at your county court house. Pay the sheriff to serve the notice. Then wait for your court date.

If they don't pay rent in the meantime, give them a 72 hour notice and then file another FED on that.

This is a backup just in case they manage to drag out the first notice.

Check the state law. I think law requires two weeks to cure a violation. Then you can go for eviction with only a 10 day notice. Would have been a bit quicker. --24.21.xx.xxx
