how do you go after a tenant who won't return calls, and has not paid November's rent. In addition is starting to disconnnect their phone numbers? How do i evict them? --24.47.xx.xx |

I don't know about SC. In UT, you start with the 3 Day Pay or Quit notice posted in a public place. I packing tape a copy to the front and back door and take a digital picture or both doors with the notice. Then we have the OCAP process www.utcourts.gov/ocap/utah/landlordtenant/ where you can print the eviction forms yourself, sign and file at the courthouse. The process server serves the eviction hearing notice to take place in 5 days. If judge agrees, 3 more days for Sheriff to watch while you move out their stuff to storage and change the locks. --166.70.xxx.xxx |

We have found out that the forms that you file for a court appearance and later on the form that the court sends the tenant to tell them that they lost, are GREAT motivators for them to pay. Just got a call from one such person. She got the "you lost in rent court" form yesterday. She calls me to say that the money is waiting for us at the post office ( we have a p.o. box for rentals). You post notices by personal service or nail and mail. You do everything in writing. Talking to them on the phone will get you excuses. Giving them Written notices gets action either from them or from you when the days are up on the notices.
